Fort Belvoir Real Estate

Fort Belvoir, located about 17 miles outside of Washington DC, is a historic military fort, which in recent years has privatized its housing programs. Today it is a growing community that brings together military and civilian families.

Most homes here are recently built row house and attached home units of an average of two to four bedrooms. The vast majority sell for a range of $90,000 to $170,000. Some bigger and more historic homes sell for as high as $330,000. The community of about 7,000 people is friendly, green, and has a low crime rate. Local schools boast high test scores on standardized tests, and an excellent graduation rate.

Fort Belvoir serves as the headquarters for both the Defense Logistics Agency and the Defense Contract Audit Agency, which share a building on the Fort. During World War II, Fort Belvoir consisted of the fort itself as the Main Post, and Shenandoah National Park, which operated as the Fort Belvior Training Area. In 1931, the Belvoir Manor site was listed in the National Register of Historic Places.

According to its official military site, Fort Belvoir is home to one Army major command headquarters and elements of 10 others; 19 different agencies and direct reporting units of the Department of Army; eight elements of the U.S. Army Reserve and the Army National Guard; and 26 Department of Defense agencies. Also located here are a Marine Corps detachment, a U.S. Air Force activity, and an agency from the Department of the Treasury.

Fort Belvoir residents, mostly families with children, have the best of several worlds. On one hand, they are close to cosmopolitan Washington, with its richness of culture and cuisine. They are also in close commuting distance to major employers, like the federal government and technology companies throughout various Northern Virginia communities. They have access to outdoor activities at the Potomac River – fishing, boating – and all the region's parks – jogging, picnicking, hiking, trekking, walking.

Among the fort's assets are several historic buildings, the Accotink Bay Wildlife Refuge (which includes over 1,300 acres of marsh and hardwood forest in the southwestern corner of the post), and the Jackson Miles Abbott Wetlands Refuge (which incorporates 150 acres of non-tidal wetland and forest near the Woodlawn Village Housing area along Dogue Creek).
