Downtown DC Real Estate

Washington, District of Columbia, has ranked as the best urban real estate market in the world for three consecutive years now. A construction boom that began here in the mid-1990s is still going, even as the national economy slowed down, as did new construction nationwide. Downtown DC has seen the most new construction, as it evolves from a mostly ignored area to a booming new neighborhood of chic high rises with private gyms and roof top pools, massive cinemas, shopping, dinning, theatres, and the MCI sports arena.

Downtown – defined as the area east of 15th street and west of Union Station, squeezed between Pennsylvania and Massachusetts avenues – has changed dramatically in the past decade. Old, small single-family homes have been renovated, new businesses have come in, and high rise condos area a popular addition to the landscape. The average property in the area sells for about $735,000, and is a two bedroom apartment or older row house.

Washington is known for is historic architecture, a blend of European style row homes, modern construction, and Southern charm. In downtown, new condo buildings are glossy, with much use of metal and glass, while single-family homes tend to be modestly quaint red brick structures.

Designed by a Frenchman, DC is a grid-city where addresses are easy to find, and where small community parks can be found around each corner. Schools here are served by the District's own government. Many quality private schools are located here, as well as in neighboring Maryland and Northern Virginia suburbs.

The area of Chinatown has seen the most new construction, with not only apartment complexes coming in, but various new restaurants, the Gallery Place mall with shopping and a large cinema, and street side boutiques and spas.

Downtown is well connected via various metro stops, and for someone who works in the city center, walking is a viable and pleasant option. Downtown is a few minutes walk from the vast National Mall, where a festival is held at least twice a month on weekends all year around. The White House, Capitol Building, and most of the major galleries and museums are located within, or just a few minutes walk away from downtown.

Most new home buyers in the area are young professionals, although some families and older residents remain. The area has a number of libraries, as well as close access to all trendy neighborhoods like Adams Morgan, Dupont Circle, and Georgetown.
